Quick answers to the questions we hear most about buying, selling and relocating to Lenoir City, Tellico Village and the rest of Loudon County.
Both. Lenoir City sits between Fort Loudoun Lake (the Tennessee River side) and Tellico Lake (the Little Tennessee River side), joined by a canal near the dams. That's where the "Twin Lakes" name comes from. Watts Bar Lake begins just below Fort Loudoun Dam toward Kingston.
Lenoir City sits at the junction of I-75 and I-40. Most of our clients plan on about 25 to 35 minutes to downtown Knoxville, 15 minutes to Farragut and Turkey Creek, and about 30 minutes to Oak Ridge via Highway 95. Tellico Village and Loudon add roughly 10 to 15 minutes.
Shoreline on Fort Loudoun and Tellico is managed by TVA, so check the dock permit, what shoreline alterations are allowed, water depth at the dock in winter pool, and whether the lot is in a flood zone. We'll also help you confirm septic or sewer, road access and any HOA rules before you write an offer.
Tellico Village is a large planned community on Tellico Lake with three golf courses, a yacht club, pools, recreation centers and dozens of clubs. It's popular with retirees and active adults, though it is not age-restricted. Expect a property owners' association assessment on top of your home cost. We'll walk you through the fees, the different neighborhoods and resale trends.
There are two public systems: Lenoir City Schools serves homes inside the city limits, and Loudon County Schools serves the rest of the county, including Loudon, Greenback and Philadelphia. Zoning follows the property, not the mailing address, so we verify the exact school for any home you're considering.
It depends on price range and property type. Well-priced in-town homes and lakefront under the local median can move quickly, while higher-end lake and golf properties usually allow more time. Strong offers pair a clean pre-approval or proof of funds with realistic inspection and closing terms. We'll use recent Loudon County comps to set your strategy.
Start with pricing, condition and presentation. We'll do a pre-listing walk-through to prioritize high-impact fixes, pull current Loudon County comparable sales, and plan photography and launch timing. Lake and golf homes also benefit from highlighting dock, view and community amenities in the marketing.
Start with your move date, budget and whether you want lakefront, golf, in-town or acreage. We'll set up a search, send video tours when you can't visit, line up a local lender, and plan a tour weekend around Lenoir City, Tellico Village, Loudon and Greenback so you can compare them in person.
